September 2026 data, feed updated 2026-10-01. Rebuilt each month in the first week.

What is a benchmark price?

The benchmark tracks a constant, typical home in each area. It is not an average or median sale price, so it cannot be pushed around by which homes happened to sell that month, such as a few unusually large or small sales. That makes it a steadier way to compare one month, or one neighbourhood, with another.

How are the changes calculated?

Each percentage is the change in the benchmark over the stated period: 12 months, 3 years or 5 years. The “vs last month” column is the dollar difference from the previous month’s benchmark for the same area. Small month-to-month moves are normal and should not be read as a trend on their own.

Why are some areas missing?

Areas with too few sales in a period are left out of the index, so there is no sub-area E2 and Barkers Point is not broken out. For the same reason, treat any figure that rests on very few sales with caution; the regional apartment benchmark, for example, can be based on only a handful of sales in a month.

How often is this updated?

Once a month. The New Brunswick REALTORS® publish the index package early in the month, and the sub-area breakdown shown here follows within days. This page rechecks the source every hour, so it picks up the new month as soon as it is posted.
